How to Use 2018 Interior Design Trends for Profit

Some interior design trends are notoriously short lived, others are worth investing in. How do you know which ones to plunk down cold hard cash for? Which design trends are hot today, cold tomorrow? The last thing you want to do is invest in hardware or paint colors that won’t have long lasting appeal to buyers or renters in the year(s) to come.

Of all interior design trends, the most fickle is color. If you want your investment property to appeal to the widest number of buyers be very careful about the colors you choose for walls, flooring and tile.

When you consider which trends to utilize in your staging, model home or investment property, choose color and finishes according to the length of time you estimate to be on market. The longer the market time, the more cautious you need to be.

If a trend is timeless it will work for both your short and long term projects. If you want to play it safe, choose the permanent trend options when considering where to put your money for best ROI.

The hottest interior design trends in COLOR:

For short term projects such as 1-3 month staging we recommend:

  • Ice cream or gelato colors like raspberry, lime and peach. Colors must be vibrant, not muddy.
  • Bold pops of color work if used sparingly
  • Tonal reds. Deep reds paired with coral and tangerine.
  • Millennial pink. Mix with berry tones to transition to fall/winter.

For long term projects such as model home or investment property:

  • Greens, especially olive or deep green. If it lives in nature, use it.
  • Indigo blues are still trending through organic and boho influences.
  • Black and white. Always timeless, perfect for a modern interior. Matte black predicted for 2019.
  • Teal. Sherwin Williams color of the year is Oceanside SW6496, a rich blue with green tones.

The latest interior design trends in DECOR:

For short term projects such as 1-3 month staging we recommend:

  • Woven, tassels, macrame, fringing. Think boho or 70s revival
  • Geometrics. As wallpaper, tiles, cushions, art and rugs.
  • Ombre. Shaded colors echo the 70s and organic aesthetic.
  • Tropical. A blend of bold pastels with gold. Think Florida or southern CA.

For long term projects such as model home or investment property:

  • Plants. The larger the better. Try a plant wall or stage with large potted plants.
  • Multitasking mirrors.
  • Luxury wrapped in sustainability. What that means is tempt buyers with an artistic and luxurious look while appealing to their desire for natural and sustainable products and finishes.
  • Furniture to cocoon in, with soft embraceable fabrics and shapes.
  • Retro with a modern touch

Taking a chance with a hot home decorating trend isn’t always the wrong choice. Know your market. If it’s fast moving, urban, with a young demographic, take an educated gamble with a few trendy finishes.

If your target demographic is primarily suburban, middle to upper middle class, then consider whether or not it’s money well spent to invest in a trend that may have faded by the time the SOLD sign is up.
